Premise Check Inspection Services knows there are many questions you may want answered before you select your home inspector. If you have questions in addition to the ones listed below, please type them in the comments section at the bottom of this page and we will address those as well. Make sure to include a return email address in the comments section in order that we can respond to you.
 

What does your inspection cover?

The inspector will ensure that their inspection and inspection report will meet all applicable requirements in the state of Texas and will comply with a well-recognized standard of practice and code of ethics. A basic inspection will cover the structural components, electrical components, HVAC components, mechanical components and appliances. All components in and around a house are inspected, except solar components, which should be inspected only by solar professionals. If there are any areas you want to make sure are inspected, be sure to identify them upfront. If there is a component that cannot be inspected then the client will be notified as soon as possible.
 

Are you specifically experienced in residential inspection?

Yes, extensive training was completed specifically for residential inspections. The training process is strict requiring a multitude of tests and hands on training to become certified.
 

Do you offer to do repairs or improvements based on the inspection?

Inspectors in the State of Texas cannot offer to do repairs of any sort within a year of the inspection date.
 

How long will the inspection take?

The average on-site inspection time for a single inspector is 1 ½ to 3 hours depending on the condition and size of the property. Anything significantly less may not be enough time to perform a thorough inspection. Additional inspectors may be brought in for very large properties and buildings.
 

How much will it cost?

Costs vary depending on the size of the house. It is based on square footage of the home. Our rates are standard up to 1500 square feet and then increased per 500 square feet. Contact us for a free quote anytime.
 

What type of inspection report do you provide and how long will it take to receive the report?

Our inspection reports are web based and all communication is through email. The software that is used makes a web based client portal that can be accessed anytime. The reports are also made into a PDF version that can be used by the client. In most cases reports will be completed within two hours of the inspection and sent by the end of the business day.
 

Will I be able to attend the inspection?

This is a valuable educational opportunity, and an inspector's refusal to allow this should raise a red flag. Never pass up this opportunity to see your prospective home through the eyes of an expert. Being present for the inspection is not required but if you would like to then it is recommended to allow the inspector to complete the process and then explain things in detail at the end.
 

Do you maintain membership in a professional home inspector association?

Yes, INTERNachi is a nationally recognized association that provides information, training and certifications to inspectors.
 

Do you participate in continuing education programs to keep your expertise up to date?

Yes, continuing education is done yearly. This is not only a best practice to increase knowledge and stay up to date to changing issues, but is also required in the State of Texas. If an inspector does not continue education then their license can be suspended. One can never know it all, and the inspector's commitment to continuing education is a good measure of his or her professionalism and service to the consumer. This is especially important in cases where the home is much older or includes unique elements requiring additional or updated training.
 

What is the process to getting my home inspected?

Contact us for a quote based on the square footage of the home and any additional components the home may have. Once a price is agreed upon then the inspection is scheduled for the most convenient time and date. Within three days of the scheduled inspection, you will receive an email with links to your client portal. This portal will have a INSPECTION AGREEMENT that must be signed for the inspection to take place. Once the inspection date arrives, the inspector will arrive on time and complete the inspection and send the report through the same email process by the end of the business day. Payment must be received before the report can be sent out.
 

Can a scheduled inspection be rescheduled?

Yes, if you have one scheduled and something comes up that must be changed then it will be rescheduled based on availability
 

How can I pay for my inspection?

The inspection can be paid by cash, check, card or Venmo. This can be done on-site in person or through the client portal.
